Large Scale Groundworks Contract

Customer Brief

To complete the demolition, groundworks and finishing’s for 3 luxury, bespoke new build properties.

Recommendations and Quotes

We were selected for this project due to our extensive knowledge of groundworks and negotiated a mix of day rate working and priced works.

Through set up meetings with the Contracts Manager and Architect, we recommended and the team agreed to install a block and beam oversite which would work better due to the location of some of the protected trees onsite. We also suggested moving the soakaways to utilise rainwater drainage.

We were one of multiple contractors that were being used for this project. All parties had agreed a 1 year turn around.

Project Execution

We safely and efficiently carried out the demolition of the cottage, disposing of all waste appropriately. We then cleared the site, removed trees on the development plots and significantly reduced the ground levels, resulting in 2000 tonnes of excess spoil being removed.

Due to the high activity on site spanning over 12 months, we constructed a temporary road which would accommodate Lorries, plant and all sized delivery vehicles.

The next stage was to excavate and concrete the footings with a 60 meter concrete pump. As recommended, we then created the block and beam over-site. All foul and surface water drainage was installed and trenching and ducting was also completed for all utilities.

This stage was completed under the estimated timescales which enabled the contract manager to bring forward the brickwork which he was delighted with.

Following the main build we returned to complete all finishing’s. Firstly, we completed the tarmac road and then moved onto the shared hot tar and shingle finish drive with granite sett edging, parking bays and bin storage. We then moved onto the individual properties completing their own mono block drives, paths and steps. Finally, we landscaped the gardens with sleeper walls, slab patios, turf lawns and planting areas.

Throughout our stages of the project we had between 3-8 men on site daily. There were regular unforeseen challenges, but they were all overcome smoothly due to our close working relationship with the contracts manager and open communication paths.

Outcome

The project was completed on time and all three properties sold instantly with a joint value of 2.4 million.
